A recent article on CNN.com that warns people who are shopping for a new home to “Beware buying a home from a divorcing couple” provides some interesting food for thought. The article notes that there are an estimated one million divorces each year in this country and that in many cases, divorcing couples have a home to sell. The piece comments that divorcing couples are very motivated sellers, but also points out that tension between the couple can delay or even cancel the home sale.

For a buyer who is interested in a property being sold by a divorcing couple, it can help to see if your real estate agent can get some information about the sellers. We are not talking about gossip, but rather just the basics. You want to know if the sellers are divorcing amicably or not because if the sellers are not on the same page, that might affect the sale.

If you are divorcing and selling your home, do your very best to work with your ex or soon to be former spouse to make sure things go smoothly. You may also need to reassure potential buyers that both of you want to sell the Maryland real estate you once owned together  since they may be wary about buying from two people who are ending a marriage.
